Designing and erecting a building is a complicated process, far more so than is at first apparent and often it’s the first time you’ve undergone such a task. For all but the simplest projects the expertise of a professional will add value at every stage, resulting in a far superior building.
Concept Design
We meet with you to determine exactly what you want and prepare drawings showing the initial scheme. We add value by taking a more holistic approach which may yield alternative options or might alter or totally change the direction of the project - a service it is difficult to value. The initial sketch scheme calls on years of experience and training to provide a creative solution so that the building is aesthetically pleasing, a pleasure to use and complies with the various regulations.
Detailed Design & Planning
Working with you we consider all options and then refine the final design and submit a Planning or Listed Building Application to the Council (who have 8 weeks to reply). To maximise your chances of success we liaise closely with the Planning Department and other professionals prior to submission.
Technical Design & Building Control
Your scheme is resolved technically, such as structure, insulation and ventilation and a Building Control Application submitted to the Council (who have 8 weeks to reply). A deep and thorough knowledge of materials and construction techniques including more advanced ways of working from Europe can dramatically improve the performance of a building leading to lower bills and increased comfort. We also oversee the services of a Structural Engineer and other professionals.
Tender
A full Specification and Schedule of Works are prepared which form the tender pack which is distributed to suitable trusted contractors and we manage the tender process to ensure the right contractor at the best price. Optimising the tender in this way can save thousands. We will also advise and prepare a contract between yourselves and the contractor so that your interests are safeguarded.
Construction
We provide professional oversight during the build through regular site visits to monitor the progress against the schedule, ensure works are completed to the specification and comply with the regulations and resolve aesthetic and technical issues as they arise. In addition we monitor the budget and any changes or extras to ensure that the correct amount is being invoiced.
In summary, a well executed project, managed from start to finish by a professional will be more aesthetically pleasing, more valuable, more enjoyable to live in and better built and in many cases cheaper to build, and almost certainly cheaper in the long term.
